TERMS AND CONDITIONS

Lessee shall rent the property subject to the following terms and conditions which are hereby expressly agreed to by Lessee:

1.  PAYMENT TERMS:  one-half (1/2) of the total rental price must be paid within five (5) after acceptance of the agreement by Lessor in order to confirm Lessee’s reservation.  The entire rental price must be paid in full thirty (30) days prior to the first day of the lease term.

2.  CANCELLATION POLICY:  Lessee may cancel this lease if notice is given to Lessor more than forty-five(45) days prior to the first day of the leas term.  In such event, Lessor shall be entitled to retain a Seventy Five ($75.00) handling fee and the Balance of any funds deposited by lessee shall be returned.  If a reservation is cancelled  forty five (45) days or less before the beginning of the lease term, one hundred percent (100%) of the total rental price shall be charged.  Special Circumstances may occur and shall be addressed on a case-by-case basis

3.  CHECKIN/CHECKOUT:  Normal check-in time shall be 4 P.M.  Normal checkout time shall be 11:00 A.M. unless other arrangments have been made.

4.  SECURITY DEPOSIT: As security for Lessee’s full performance of the conditions of the Rental Agreement, Lessor shall receive a security deposit of $ 500.00.  The card used to book the reservation will not be charged for this security deposit as long as no damage occurs.  Upon expiration of the lease term, the rental property shall be inspected.  Lessee shall be responsible for any and all damage, loss or injury to the rental property caused by Lessee or Lessee’s guests or invitees.  The security deposit may be retained to pay for any damage, loss or  theft arising from  the use and occupancy of the rental property by Lessee and Lessee’s guest and invitees.  Any surplus of the security deposit not required to cover the cost of any such loss or damage shall be refunded to lessee within 30 days of the termination of the lease term.

5. LIABILITY :Lessor shall not be liable for any injury or damage which may be sustained by the person or property of Lessee, or any other persons or property, resulting from the condition of the rental property.  Lessee covenants and agree not to do or suffer anything to be done by which persons or property on or about or adjacent to the rental property may be injured, damaged or endangered.  Lessee hereby agrees to indemnify Lessor from any and all claims or demands for loss of or damage to property or for injury or death to any person from any cause whatsoever while in, upon or about the rental property during the lease term or any extension thereof.

6.NUMBER OF PEOPLE:  The maximum occupancy number set forth above shall not be exceeded unless approved in writing by Lessor.

7.THE FREMONT COUNTY, IDAHO DISTURBING THE PEACE ORDINANCE: shall be complied with in all respects.

8. NO TENTS shall be allowed on the rental property unless approved in writing by Lessor

9. NO RECREATIONAL VEHICLES (RV’S)shall be allowed on the rental property unless approved in writing by Lessor

10. NO FIRES shall be allowed on the rental property except in designated stoves, fireplaces, or outside fire pits.

11. NO SMOKING shall be allowed within any buildings or structures.

12. NO PETS shall be allowed unless approved in writing by lessor

 13. This cabin may be substituted for another cabin in our rental pool in case of an emergency or transfer of ownership.

14. Outback Vacation Rentals does not provide paper towels, toilet paper, garbage bags, or any kinds of soaps for you stay so please be sure to plan ahead and bring these items with you.  If you need directions or suggestions on where you can purchase any of these items, please feel free to give us a call and we will be happy to provide you that information.  We apologize for any inconvenience this may cause you.
